Do I have to pay for your services?

In almost all cases, no—you don’t pay me anything. My rental services are completely free for tenants because I’m compensated by the landlord upon successfully placing a tenant. If there’s ever an exception where fees apply (rare, and usually for unique rental situations), I will always be transparent upfront. No hidden fees—just honest support.

What exactly do you help with during the rental process?

I help with everything from start to finish so you don’t have to stress. Here’s what I’ll take care of:

✅ Understanding your budget, preferences, and deal-breakers

✅ Sending you rental listings that match your needs (and accepting any you find too!)

✅ Scheduling and coordinating all showings with landlords or listing agents

✅ Preparing all legal forms and documents

✅Packaging your application professionally so it stands out

✅ Submitting your application and negotiating on your behalf

✅ Handling any follow-ups, landlord concerns, or additional steps

All you have to do is tell me what you like, and I’ll handle the rest—whether it’s one showing or ten.

Can I still look at properties on my own and send them to you?

100%! I encourage it. If you come across any rentals—whether on Kijiji, Facebook Marketplace, Realtor.ca, or any other platform—send them to me, and I’ll let you know if I can help you rent them. Most of the time, I absolutely can. This ensures we stay organized and avoid confusion with multiple agents. And it saves you from having to fill out multiple applications or chase landlords for replies.

Why do you ask me to work with you exclusively?

Great question. Since I’ll be committing time, energy, and resources to help you, I ask for that same commitment in return.

Working exclusively:

✅ Ensures no duplication or confusion across agents

✅ Helps me build the strongest strategy and application for you

✅ Saves your time by avoiding unnecessary paperwork or conflicting advice

This doesn’t limit your choices. You’ll have access to all available listings on the market, not just mine. You’re still seeing every opportunity—you just have one experienced professional guiding the way.

What is a Tenant Representation Agreement and why do I have to sign it?

A Tenant Representation Agreement is a legal document that allows me to act as your Realtor® and represent your best interests. It’s required by RECO in Ontario before I can:

✅ Submit offers or applications on your behalf

✅Provide personalized advice

✅ Negotiate with landlords for you

✅Access certain listings that require agent cooperation

It’s not a lifetime commitment—you can choose to end it anytime if things aren’t working. But as long as we’re working together, it allows me to give you my full support and protect your best interests throughout the process.

Why do you ask for my rental documents before we start booking showings?

I totally understand wanting to wait until you find a property you love—but in today’s fast-moving rental market, being prepared in advance gives us a serious edge. Here’s why:

  1. We strengthen your application early.

    I review all your documents to identify any missing items, explain gaps (e.g., income inconsistencies or credit concerns), and suggest ways to make your application more appealing.

  2. Landlords take us more seriously.

    When I submit a fully prepared, polished application with all supporting documents, landlords and agents know you’re serious—and they prioritize your file.

  3. We move fast.

    Homes lease quickly. Having your documents ready lets us submit the same day and beat other renters who aren’t ready yet.

  4. You save time.

    Instead of booking showings for places that may not work out, we only view options we’re qualified for—saving you time, energy, and disappointment.

What documents do I need to rent a place?

Most landlord want to see the following in your rental application for each person who will be renting.

✅ Government Issued ID (Drivers License, PR Card, Photo ID, Passport if rest are not available)

✅ Credit report (You can get a free copy from Equifax)

✅ Proof of employment (Job Letter)

✅ 3-4 Pay Stub (To see proof of income)

✅ Bank Statements (To see consistent payroll deposits. This is optional if you have paystubs)

✅ References (Landlord, Employer, Friends)

Once you send these to me, I’ll keep them organized and reuse them for every application we submit—so you won’t have to keep sending things over and over again.

What happens if my profile isn’t “perfect”?

No worries at all. Many of my clients are newcomers to Canada, students, first-time renters, or people with unique situations. I’ll work with you to position your application in the best light. If you have any gaps or concerns, I’ll help you explain them in a way landlords can understand. I’ve successfully helped clients get approved—even when their situation wasn’t ideal—by being proactive, honest, and strategic.

What’s the process once I find a place I love?

Once you say, “I love this one,” I’ll:

  1. Confirm availability and book a showing if we haven’t already

  2. Walk you through any necessary forms or disclosures

  3. Prepare and package your application

  4. Submit everything on your behalf and follow up with the listing agent

  5. Handle any negotiations, landlord questions, or next steps

    You’ll always be kept in the loop, but you won’t have to deal with the hassle of chasing people down, preparing paperwork, or wondering what comes next.

If your service is free, what’s in it for you, Harman?

That’s a great and very fair question.

When I help you successfully rent a property, I’m typically paid a commission by the landlord or their brokerage—not by you. This means:

✅ I only get paid if we find you a home and the lease goes through

✅ I’m motivated to help you succeed, not to sell you on something that isn’t right

But honestly, the commission is only part of the reward. My real goal is to build long-term relationships.
